Building Information Modeling (BIM) is a digital representation of the physical and functional characteristics of real estate assets. It integrates technology, process improvements, and digital information to enable a radical enhancement of project outcomes, client benefits, and the exploitation of real estate assets. BIM is a strategic factor in improving decision-making processes for both buildings and public infrastructure assets throughout their entire lifecycle. This is true for new construction projects and, significantly, BIM supports the renovation, rehabilitation, and maintenance of the built environment – which represents the largest share of the sector.

This working method contributes to an increase in construction quality by reducing the time it takes to complete processes, automating workflows in design and execution, operational transparency, budget predictability, resource optimization, stimulating designers’ creativity, and intelligent design.

In a recent survey conducted by Deloitte, 43% of directors from design, architecture, and engineering companies reported plans to focus their investments on new design methods, such as BIM, in the next year.

BIM implementation can have a major impact on company operations. Reports predict that broader adoption of BIM will unlock savings of 15-25% in the global infrastructure market by 2025. Technology-based changes are most likely to have the most significant impact on the construction sector.

Applying BIM at Leviatan

In recent years, the company has increasingly undertaken design & build projects, given the high degree of complexity and the increasing quality level demanded by clients. This evolution was naturally integrated by the company, considering the management’s desire for improvement through technological progress.

D & B projects involve collaboration from the project’s concept phase with execution teams to establish suitable technical solutions to meet the budgets and deadlines set by the beneficiary. Also, this formula represents the optimal framework for professional development for our architects and engineers.

This working method allows for the faster development of projects and understanding the practical implications of applied methods in execution, thus preventing situations that can cause delays in project completion.

The BIM 360 application, now called Autoesk Construction Cloud (ACC), has given us the opportunity to move from the traditional method – printed plans, phone solutions, delays – to the BIM method, represented by the automation of design and execution processes, optimization of workflows, use of digital solutions (tablets and interoperable software), and role-based collaboration.

A major advantage of using the BIM 360 application in execution is the ability for our project managers to apply their own workflows, observations, and requests for rectification of non-conformities to the 3D model in CDE, in real time.

These interventions could be followed in real time, transparently, by designers, suppliers, service providers, including the Beneficiary/Investor, and were correlated with all the requirements that the executed project had to meet, including those for sustainability stated in the design theme.

One of the BIM and design & build projects is the multifunctional pavilion within the Cantacuzino Institute, spanning 5 levels, with a height regime of B+G+3F and a gross floor area of 3,054 sqm, serving primarily as an administrative building.

Following the completion of this project, we were able to estimate a reduction of approximately 50% in the time taken for most design processes, while in the execution process, we recorded a reduction of up to 30% in the time taken for quality checks, health and safety activities, communication with site teams, and generation of related documents.

By using BIM in D & B projects, the following advantages are obtained:

  • more efficient and faster coordination between specialties;
  • easy coordination between design offices, technical assistance, and execution;
  • increased quality of completed projects;
  • easier and more accurate project verification;
  • real-time discussions and resolutions of observations received from site colleagues.

Moreover, this working method allows us to increase the quality of projects and optimize resources and gives the 3D BIM informational model the potential to become a Digital Twin model, which contains real information.
