The main conclusion stemming from the experience accumulated over the last few years by Leviatan specialists is that technology can help solve concrete problems in the real world of AECO (Architecture, Engineering, and Construction, Operational/Owner – Owner). It is the answer to the numerous frustrations encountered over time by experts in the field. In this general picture, Building Information Modeling (BIM) is the primary element that radically changes the rules of the game, especially due to its ability to transform abstract challenges into concrete solutions. In practice, the BIM concept is the panacea solution for problems in the construction industry.

Design, a Field Strongly Supported by BIM

In the design segment, Leviatan has already implemented innovative solutions related to quality control – using ERP (Enterprise Resource Planning) and BIM tools, detailing the structure and detecting collisions between specialties, integrating three-dimensional models, etc. The company’s experience has shown that such an approach is possible and desirable. The tools used are diverse, starting with the common data environment through the BIM 360 cloud platform and various ERP applications, continuing with software such as Navisworks for identifying and solving collisions with other specialties, Enscape for 3D visualization of projects modeled in Autodesk Revit, Inbetween for correlating between MEP (Mechanical, Electrical, and Plumbing) specialties.

From BIM 360 to Hololens and Digital Twin

As for the pre-construction phase, the integrated approach proposed by BIM facilitates the quantification of material quantities, cost estimation, and procurement needs. From this perspective, ERP applications allow for the extraction of quantities and completion of material lists, performing checks, drafting reports, etc. In the actual construction stage, through the use of complex programs, the process of calculating masonry, for example, becomes very simple and precise, being carried out extremely quickly. Hololens, in turn, is another very useful technology provided by Microsoft. The system accelerates the design pace, drastically reduces instances of rework, and ensures the integration of stakeholders into the process. With its help, specialists at Leviatan identify risks from the early stages, quickly validate proposed solutions, and verify the concrete conditions of installation. According to available statistics, just by using this solution, costs are drastically reduced both in terms of inspection activities and in construction, where savings of up to 14% can be achieved.

The Digital Twin concept has already become very popular, being adopted by Leviatan Design thanks to its superior efficiency, constituting a veritable binder between all operational phases, starting from design, continuing with the actual execution, and ending with operation, over the entire lifespan of the project. After collecting data from the field through the point cloud resulting from laser scanning and creating 3D surveys, a digital twin allows, among other things, real-time correction of projects during their execution, quantity calculation, defining concrete consolidation solutions, or creating personalized details in the case of heritage buildings. Upon completion of the execution works, by overlaying laser scans from different stages of execution until their completion, it allows the creation of a Digital twin As build, used in the operational period for maintenance and prediction.
